Selling
What your San Antonio home is worth, and what you could actually walk away with
Market value is not the same as your net proceeds
When a homeowner asks what their home is worth, they usually want to know what they will walk away with. Those are two different numbers, and confusing them is where a lot of the stress comes from.
Market value is what a ready, willing buyer would pay for your home today, based on recent closed sales of comparable homes in your area. Net proceeds are what remains after your mortgage payoff, closing costs, seller concessions, and any repairs or prep you choose to make.
My job is to explain both numbers clearly, before you commit to anything, so you can decide whether selling now makes sense for your goals.
The factors that drive your value
Location, condition, size, updates, and the current balance of supply and demand in your neighborhood all play a role. In a market with more inventory, pricing is more competitive and preparation matters more.
A comparative market analysis compares your home to recent sales of similar homes that actually closed, not just what is currently listed. That is the most reliable starting point for a realistic price.
I will walk through the specific comps with you so you understand how I arrived at the number and what could move it up or down.
Get a clear picture before you decide
There is no obligation in getting a personalized market analysis. You should know what your home could be worth and what you would realistically keep before you make a decision.
Request a market analysis and I will prepare a clear breakdown for your specific home, then we can talk through your options and a plan.
