Buying
What I wish every first-time buyer knew before touring homes
Get your financing figured out first
The single biggest mistake I see is touring homes before understanding what you can actually afford. That leads to falling in love with a home that is out of reach, or underestimating the real monthly cost.
Before touring, get pre-approved and ask your lender to break down the full monthly payment: principal, interest, taxes, insurance, and any HOA dues. That number is what you should compare to your budget.
Separate must-haves from nice-to-haves
Make a short list of non-negotiables: location, size, schools, layout. Then a separate list of things you would like but could live without. No home will hit every item, and knowing your priorities keeps you from being swayed by a pretty kitchen.
I will help you keep the list honest and focused on what matters for the way you actually live.
Remember the costs beyond the price
Beyond the purchase price, plan for closing costs, moving expenses, and ongoing maintenance. A home that fits your price but strains your monthly budget is not really affordable.
We will build a realistic plan together so you can move forward with confidence, not guesswork.
