Buying & Selling

How to sell your current home and buy your next one

By Donald Carrasco
How to sell your current home and buy your next one

Know your equity and your budget first

Before you look at a single home, we should know what you will walk away with from the sale and what you can comfortably afford on the next purchase. That foundation keeps every later decision realistic.

We will estimate your net proceeds, get a clear picture of your financing, and agree on the sequence that makes sense for your situation.

Choose the right sequence for your move

Some clients sell first and then buy, which gives them the most flexibility on timing and financing. Others buy first and then sell, which avoids a gap but can require more capital. Many use a sale contingency or a bridge strategy to line up the dates.

There is no single right answer. The right answer depends on your budget, your timeline, and your tolerance for a temporary move. I will lay out the options and the trade-offs for each.

Coordinate the closing dates

The hardest part is usually matching two closing dates so you are not stuck without a home or paying two mortgages. Lenders, title companies, and both agents have to be aligned on the calendar.

I coordinate the logistics on your side and stay in constant communication so you always know where things stand. We will take it one step at a time.
