Buying
Buying new construction: questions to ask before signing
Understand what is included and what is not
New construction pricing sometimes starts with a base price that leaves out upgrades, landscaping, fencing, window coverings, and other essentials. Get a complete breakdown of what the price includes before you compare it to resale homes.
Ask for the full list of standard features, the cost of the upgrades you want, and any incentives or builder financing terms.
Do you need your own agent?
Many buyers assume the builder's representative is looking out for them. That representative works for the builder. Having your own agent to review the contract and negotiate on your behalf is a real advantage.
If you are working with me, I will be there to protect your interests throughout the process, from the contract to the final walkthrough.
Protect yourself with inspections
Even a brand-new home can have issues. Schedule inspections at the right milestones, including before the final walkthrough, so any defects are documented and addressed before you close.
I will help you build a timeline that protects you at every stage.
